New Rental Property Registration Scheme
5th October 2026
What Landlords Need to Know
The Government is introducing a new “Register your rental property” service across England. This is designed to create a comprehensive register of private rented properties. The scheme will begin rolling out from 15 December 2026. Registration deadlines will be applied on a regional basis according to where the rental property is located.
If you are a landlord of an assured or regulated tenancy, you will be required to register both yourself and each rental property you own. Registration will attract an annual fee of £65 per property, and registrations must be renewed each year. Failure to comply could result in financial penalties.
A key point for landlords is that registration must be started personally. Even where a property is fully managed by a letting agent, landlords will need to create their own account through the Government’s online service using a GOV.UK One Login. Information such as personal details, property ownership information and, where relevant, evidence of authority to act will be required.
The service will also collect details relating to the tenancy, rent, and property compliance. This includes gas safety certificates, electrical reports and EPC information. Managing agents are expected to be able to assist with uploading certain property-related information once Government guidance is published. However, responsibility for ensuring registrations are completed accurately will remain with the landlord.
For landlords in the East of England, registration is expected to open on 15 January 2027 with a deadline of 14 April 2027. In London, registration is expected to open on 15 July 2027 with a deadline of 14 October 2027.
What Action Is Required?
Although no immediate action is required, landlords should ensure they have access to a GOV.UK One Login and keep their personal and property records up to date in readiness for registration.
We will continue to monitor developments and provide updates as further guidance becomes available.
